Buyer Representation Arrangements
When enlisting the services of a qualified agent, it is advisable to enter into an exclusive representation arrangement. This will eliminate confusion and allow you to work with the agent of your choice. It also increases the likelihood that you will get the full commitment of that agent to work diligently on your behalf.

Here's how Buyer representation usually works in Hawaii: In listing a property for sale, it is customary for the Seller to pay 5% of the sales price to the Seller's broker, and for that broker, in turn, to share half of the 5% (2.5%) with the Buyer's agent. In a typical arrangement, you, the Buyer, would not need to pay your real estate agent directly, but are doing so indirectly since the seller presumably factors in the commission cost in arriving at an acceptable sales price. Even if a Buyer is not represented by an agent, the Seller still pays the full 5% commission to the Seller's agent. Therefore, if you are purchasing a property offered through a real estate broker, it makes sense to hire an agent to represent you in the transaction.

There are other, less common, fee arrangements such as:
  • 3% fee paid by an owner wishing to sell his/her property without representation (FSBO). In this case the Seller agrees to pay a licensed real estate agent, who represents the Buyer, in the sale of the subject property.
  • 3% fee paid by Buyer to the real estate agent representing him/her in the transaction.
  • No fee paid. Seller and Buyer negotiate directly with one another, without the involvement of a real estate agent for either party.
  • Also note that I am the owner of my company, so I can offer flexible commission schedules,depending on the level of service desired.

Services Provided
If you do decide to have me represent you in your real estate transaction, I will, amongst other things:
  • Provide a general overview of the various Oahu neighborhoods, and any other information, such as past sales prices, you need to make an informed decision.
  • View properties together so we can determine the type of property you desire. Once I know what you are looking for, I'll preview properties and provide a report on those that might be of interest to you. Whether you live here or off-island, I can send digital images/videos to you.
  • Arrange private property viewing appointments.
  • Provide references for other transaction-related services, such as potential lenders, escrow companies, contractors, attorneys, etc.
  • Once we find a property that meets your needs, I will prepare a formal written offer and negotiate on your behalf.
  • Represent you through the due diligence process, including coordination of inspections,monitoring of contract requirements, and completion of the transaction.
